design process


  • Stage 1 - Consultation with deanmaiseydesign

    We offer free consultations if within a 20 mile radius of our offices in Marston Moretaine. At the consultation we would advise on the design, layout, planning, building regulations and any structural issues. Following this you would receive a written proposal confirming our professional fees and advise of the local authority and structural fees, should these be required. If you are happy with the quote and would like us to proceed, we will schedule your survey and begin your  design project.


  • Stage 2 - Full Measured Survey

    A full measured survey of a single to a two storey extension project can take anything from 1-3 hours depending on size of project.


  • Stage 3 - Scheme Design

    Following the detailed survey,  information will be entered into the computer using Autocad 2018 and all existing plans, elevations and site plans will be created. We then produce drawings which show the proposed work as discussed at the consultation stage, taking into account planning issues, build-ability and cost. You will receive these drawings for your comments, and together we can amend until you are happy with the scheme. Once approved they are ready for submission.


  • Stage 4a - Planning (if required)

    A planning package will be put together and consists of:

    • Existing floor plans, site plans, site location plan and elevations of the existing property
    • Proposed floor plans, site block plan and elevations of the proposed scheme
    • Planning application form will be completed on the planning portal
    • Additional Design and Access Statement (DAS)

    Once the application has been submitted and registered, the planning authority will usually take 8 weeks to determine the application. 


  • Stage 4b - Planning (if not required)

    If your proposal falls within permitted development guidelines and planning permission is not required, we do recommend applying for a Certificate of Lawful Development. This is a lawful certificate that confirms planning is not required for the proposed extension. This certificate is useful for when you decide to sell your property. This would be half the fee of a formal Householder planning application.


    This process gives you piece of mind that the works are lawful as not all properties hold permitted development rights. You as the homeowner may not be aware and assumptions should not be made. Once the certificate has been obtained you are now ready to move onto the next stage.

  • Stage 5 - Building Regulation Submission

    Once planning has been approved (if required) the next stage is to produce detailed construction drawings and obtain building regulation approval from Building Control. We will consult with a structural engineer if required and obtain a quote for your approval. 


    This package of drawings will consist of dimensioned floor plans, foundation design, drainage layout,  detailed sections , specification schedule etc.


    Folowing your approval we will complete the relevant forms and submit an application for Building Control Approval. Once submitted, this process usually takes approximately 3-5 weeks to receiving the approval document.


  • Stage 6 – Tender

    Once you have approved the technical plans we put together a quote for the work. deanmaiseydesign have dedicated and recommended builders that we work with regularly. 


    We are happy to supply you with PDF copies of the technical plans upon request, free of charge. We can also provide one hard copy free of charge however if further copies are required there will be an additional charge.

  • How do I know if planning permission is required?

    This all depends on whether you have permitted development rights. Your local authority will be able to advise if this is the case and they are often the best place to start. If your home is located in a conservation or heritage area it is unlikely you have development rights and therefore planning permission will have to be sought.

  • How long will it take for planning permission to be granted?

    This depends on your local authority but in most cases will be approximately 8 weeks from submission.

  • How much does it cost?

    Costs vary depending on the type of application you are submitting.

  • What if planning permission is refused?

    You have the right to appeal the decision should it be refused. However, you will be given a reason for the refusal, so it is often best to take those concerns into account and adapt your designs accordingly. You can then re-submit your revised designs within 12 months free of charge in most cases.

  • How do I know if I need building regulation approval?

    We will advise on elements of building regulations. They are a legal requirement and required for most new build developments inlcuding extensions and conversions. If you would like clarity for your peace of mind you can contact your local authority.

  • Are there different building regulation requirements?

    There are two types of building regulation requirements - full submission and build notice. 


    Full submission is as it sounds, it is the complete detail of your project including technical drawings and structural calculations. We will manage this applicationo process for you and liaise with building control (who review the application) on your behalf.


    Build notice requires you to notify the local authority that work is to be carried out but does not require you to submit any technical details. This work will  have a building inspector visit.

  • How to I apply for building regulation approval and what will happen?

    As part of our service we will make the application to building control. When we do this depends on  the type of project. Should you need planning permission we will wait until this is confirmed prior to submitting any building regulation application.

  • How long will it take for building regulation approval?

    This depends on the local authority but will typically take six weeks.

  • How much does it cost?

    Costs vary on the type of  building regulations you require and which local authority area your project is in. We will advise ahead of any application being made.
